Xavier University is set to develop their 109-hectare El Gaucho property in Bugo, Cagayan de Oro City into a College of Agriculture Training and Research Facility.
The property is located on the eastern side of the Sayre Highway near Upper Puerto. Although accessibility is via Puerto, much of the property actually belongs to Bugo. Below are the main components of the College of Agriculture Complex:
- School Facilities and Laboratory – 4 has.
- Production and Experimental Farms:
- Crop Production and
Research Farm – 27 has.
- Livestock Production and Research Farm – 15 has.
- Agro-Forestry Site – 18 has.
- Community Development
- Settlement Village – 3 has.
- Community Development Center – 42 has.

With the uptown area along Masterson Avenue undergoing rapid urbanization and commercialization, the Manresa campus of the school’s College of Agriculture seemed to be out of place sooner than expected. Also, the transfer of the Center for Industrial Technology at the same site also paved the way for a change in the land use of the school’s Manresa property.
