There’s another rendering of the proposed development at the Floirendo lot fronting Gaisano taken from the internet. It shows a single-storey Hypermart-Lifestyle Strip and BPO Building.

Last year, Ayala unveiled a new company called Primavera Town Center, Inc., to handle pocket-sized retail centers with maximum area of 10,000 square meters. Based on the perspectives which is also aptly named as Prima 1, the Ayala project could be that of the Primavera series.

What is interesting is that aside from the usual rentable spaces, there will be a 5,240 sq.m. hypermart as anchor store and a 1,100 sq.m. BPO space. A provision of a future 43-unit townhouse complex with clubhouse is also on the plan. My question: what is Ayala’s hypermart brand? Ayala Center Cebu has Gaisano Metro. Market!Market! also has Gaisano. MarQuee in Angeles City also has Gaisano. There were rumors a few years ago that SM will put up a hypermart in that same lot. Is this going to be an Ayala-SM joint venture? Is the designer that of Ayala or of the Floirendo? My guess is that of Rustan’s. This has puzzled me more.

There were news last year that due to the economic crisis, Ayala is revising all of their plans. Could it be that the perspective of the project I posted on December 18, 2009 and again on December 28, 2009 is the original layout of the mall? … and that after changes in the design, they just replaced the 4-storey mall with 2-level basement parking into a single-storey Hypermart Lifestyle Strip-type of Mall?

Still, I’m hoping they would pursue the original plan but if the second rendering is to be believed together with the Prima-brand of Ayala, then I would just welcome such development.
